4 Reasons to Move to Lincoln County, Missouri

Moving is a big deal. It can be an exhausting and overwhelming experience, which is why we put a lot of pressure on ourselves to get it “right” so we don’t have to do it again. How long you stay in your home depends on many things, but how well you fit in the area is at the top of the list. We admit we’re biased, but we highly recommend Lincoln County, Missouri. It’s a wonderful place to work, live and play. So if you’re looking for sweet spots in Missouri to build your new home, here are 4 reasons to move here to Lincoln County.

You might get a tax break

Tax rates are cheaper in much of Lincoln County than other parts of the state. The Lincoln County Collector’s Office reports the approximate tax rate (typically called a “levy” in government parlance) in 2018 was 1.0934 per $1,000 in assessed value. In neighboring St. Charles County, by contrast, the 2018 tax rate was an average 1.4073 per $1,000. Don’t forget to factor in how your rate may be affected by other taxing authorities, like schools, fire districts and cities.

Affordable homes

Lincoln County has a vibrant and affordable housing market, with homes in beautiful areas that are not blighted by excess traffic noise or other “big city” problems. According to Zillow, there are 462 homes for sale in Lincoln County right now. The average home price is $163,700, far lower than other places in Missouri. In St. Charles County, for example, the average home price is $223,000.

More space

With a population of approximately 54,000 people, Lincoln County has fewer people than larger metro areas like St. Louis. Only an hour drive away from Missouri’s second-largest city, Lincoln County offers the best of both worlds: quiet country life, but easy access to larger cities and their amenities. Communities in Lincoln County like Troy and Moscow Mills provide important quality-of-life needs — health care, good schools, entertainment, shopping and dining, etc., without the traffic and hassle that nearby St. Louis residents have to endure. (The average commute time in Lincoln County is right around 20 minutes.) Plus, since space is more readily available, that makes it more affordable for families to buy larger lot sizes or even an acreage. Plenty of elbow room for everyone.
