The Most Expensive Rooms in a New Home RankedBuilding a home is a big investment, there’s no doubt. But some parts of your new home are inevitably more expensive than others. While things like framing and the foundation will likely be your two biggest expenses, the total cost of your home can be greatly affected by the layout and which rooms you focus on. To give you an idea, we’ve ranked the most expensive rooms in a new home build.

1. Kitchen ($10,000 to $30,000)

One of the most important rooms in the house, it makes sense that kitchens are also one of the most expensive to build or remodel. From plumbing and electrical, to the layout, to the materials in the room, it adds up. The cost averages between $10,000 to $30,000 — a big range, because the cost varies depending on the size and complexity of the room, and the quality of the materials installed. High-end cabinets and countertops aren’t cheap, but they can also add a big return on investment for homeowners.

2. Master Bath ($6,000 to $50,000)

Like kitchens, bathrooms require extra plumbing and electrical work, which will be one of the biggest expenses for the room. Costs average from $6,000 to $14,000 for a typical bathroom remodel, but can reach closer to $50,000 for a master bath as they get bigger and more luxurious. But, the return on investment is high (and even higher if you invest right away during the build process). Master baths can be the size of another bedroom, complete with a separate bathtub and shower, two sinks and a dressing area.

3. Basement ($11,000 to $28,000)

A finished basement is labor intensive, which means the costs add up quickly. The biggest factor in how much it costs is size — obviously, a bigger basement will cost more than a smaller one. How you plan to use it is another consideration. If you want a playroom or home theater, that may be less intensive than a living space like a bedroom, which will probably necessitate egress windows and additional plumbing for another bathroom.

4. Bathroom ($6,000 to $14,000)

Most people want more than one bathroom in their home, which means planning for the additional expense in a new home build. Thought a standard bathroom or half-bath will be cheaper than a master bathroom, it’s still one of the most expensive rooms in the house.

5. Living Room ($1,500 to $5,000)

“Living room” can mean different things to different people, but for most people this is the room where you and your family will spend the most time together. The size of the room and its furnishings will be the biggest cost determinations for this room. Pre-planning things like your electrical work — where and how many outlets you want, lighting, etc. — can prevent costly renovation costs down the road.

6. Laundry Room ($2,000 to $4,000)

Having a designated room for your washer, dryer and all those dirty clothes can add an extra $4,000 to your build cost.

7. Other Rooms

Most other rooms, like a home office, will cost much less than the top three rooms in your home. Remember, these numbers are estimates only. Your rooms could be more affordable or more expensive depending on all the features, finishes, and other factors that go into them.
