Step 1: Conversation
In this first step you will have a conversation with our Build Anywhere representative . You will discuss what you want for a homesite, size and type of home and your project budget. If those 3 items together are feasible then we are ready to move to the next step. Ready for this step? Contact us now.

Step 2: 1st Meeting
In this meeting you will start right away getting into some details about your design, floorplan, build options and homesite. We will use those details to start pricing out your home. Typically there are several adjustments in the design and options along the way to arrive at the new home you want at a budget that works for you

Step 3: Construction Financing
CMS Homes LLC helps take the burden of obtaining a construction loan off of you through our “Easy Build” Program. Basically, you provide 10% of the project cost either in cash or lot equity (Value of ;lot minus your lot loan). Your lot is conveyed to CMS Homes LLC and your equity in the lot can be part or all of the 10% deposit required. The Easy Build Program requires a satisfactory pre-construction appraisal of the lot and home and a lenders commitment for your permanent financing when the home is complete.

Step 4: Visit your homesite.
The purpose of this visit is to determine what site conditions exist that could impact the cost of construction or how you new home needs to be placed on the homesite. These site conditions can include:

  • Tree removal
  • Soil removal, fill or unusual soil conditions (i.e. rock, sand, clay soils etc.)
  • Any flood plain on your lot or land requiring special approvals.
  • Drainage issues
  • Utility locations and distance to home location.
  • Utility tap fees
  • Topography which may or may not allow walk out basement or may require garage on certain side of home.

Step 5: Explanation of Warranty
CMS Homes offers a third party 10 year limited warranty which includes:

  • 1-year materials and workmanship
  • 2 years on home delivery systems.
  • 10 year structural

Step 6: Build Agreement
Now that we have the design and option details and know what allowances are needed for site conditions we are ready to put all those details in writing. This will include your build specification, option pricing and allowances.

Step 7: Selections-finalize design.
At this step we will work with you and our inhouse home designer to put the home design and build specifications in a workable set of construction drawings. While that process is moving forward we will also work with you on making your new home selections. Depending on your selections you may need visits to a few of our vendors such as Flooring , Cabinet and Countertop Vendors.

Step 8: Meet your builder.
At this point you have made all your selections and your new home design has been completed and construction drawings generated. Now it’s time to meet the builder. In this meeting the builder will go over your plans and build specifications to make sure everyone is on the same page regarding what is going into your home. The builder will also explain how the build process will go and what you can expect.

Step 9: Release.
Final items needed for your new home to be released to start are:

  • Loan Commitment from your end loan lender
  • All Build documents and specification sign off on.
  • Waiver of any remaining contingencies.
  • Deposit if required

Once those items are received your new home project will be placed on our “Ready to Start” list. Homes are started in the order that they were put on that list.

Step 10: The Build

  • Prepare construction site, and pour foundation
  • Construct rough framing (Shell)
  • Complete rough plumbing, electrical and HVAC
  • Install insulation
  • Complete drywall and interior textures; start exterior finishes
  • Finish interior trim; stall exterior driveways and walkways
  • Install hard-surface flooring and countertops, and complete exterior grading
  • Finish mechanical trims; install bathroom fixtures
  • Install mirrors and shower doors, finish flooring, and complete exterior landscaping
  • Final walkthrough with builder
