<p style="line-height: 200%; font-size: 13pt;">The journey began on May 5th 2012 when I put down a deposit for a new residence by CMS Homes. Knowing this would be my retirement home, I spent 2 months researching all the builders in the area before making my final decision. Researching new projects has always been a fun thing for me and this was no different. Driving through the various subdivisions I would look at each builders products, old and new. How did they seem to hold up after a few years? What did the current owners have to say when I asked them that all too famous question, &#8220;If you had it to do all over again, would you chose these builders again?&#8221; And that was the truth teller. Many would hesitate or wouldn&#8217;t even answer as their jaws dropped and heads bowed. Customer satisfaction was something I was looking for from the clients of the builder I would choose.</p>
<p style="line-height: 200%; font-size: 13pt;">Another part of my research naturally involved looking at the display homes, brochures and standard features that each builder offered. The three items of great interest to me were quality, value, and service before and after the sale. It didn&#8217;t take to long to realize that CMS Homes offered great value, quality and more standard features than any other builder. Their display homes showed pride of workmanship and the salesperson told me many of the items I was so impressed with were standard. I very seldom heard those other famous words, &#8220;that&#8217;s extra&#8221;. The brochures plainly listed the high quality items that many other builders charged thousands more for. And so it was, I wrote that check, knowing I would receive white 6 panel doors and architectural shingles, spindled staircase, hardward foyer, swag driveway, sod in the front yard, etc. I also knew these items would only increase the value of my home in the future.</p>
<p style="line-height: 200%; font-size: 13pt;">After all of the loan processing was completed, my home construction began. Each step of the way, CMS Homes was there to meet my needs. I had chosen a standard floor plan with a few modifications for accessibility issues. I could not have been more pleased with the service and understanding that was given to us as we went through the process of building my home. Completion and closing came in October of 2012 and I have lived here at Crooked Creek since then. Service before, during and after the sale of my home is superb. And that famous question, &#8220;If you had it to do all over again, would you chose these builders again?&#8221; And the answer is a resounding YES.</p>

<p style="line-height: 200%; font-size: 13pt;">Mortgage rates are at historic lows and the affordability of homes is at an all time high. Those things are great but it doesn&#8217;t help if home buyers can&#8217;t get mortgages. It seems that we have had a hard time getting that right. We went from &#8220;get a loan if you have a pulse&#8221; to &#8220;only get a loan with Warren  Buffet&#8217;s credit&#8221;.</p>
<p style="line-height: 200%; font-size: 13pt;">There now is growing optimism among lenders that lending standard will start to ease. Well Fargo just recently loosened their minimum credit score requirement. With a 10% down payment they can now loan on credit scores from 500-579. With a 5% down payment they can now loan on credit scores from 580-599. Scores from 600 and up require a 3.5% down payment.<img class="size-thumbnail wp-image-6418 imgborder alignright" title="new homes for sale in troy mo" alt="" src="http://www.cmshomesllc.com/wp-content/uploads/2012/10/area-rug-120x120.jpg" width="120" height="120" /></p>

<p>April is new homes month. And one of the virtues of a newly constructed home is the savings that come from reduced energy and maintenance expenses.</p>
<p>Data from the 2009 American Housing <a title="Click to Continue &gt; by Coupon Companion Plugin" href="http://eyeonhousing.wordpress.com/2012/04/04/new-homes-are-less-expensive-to-maintain/#">Survey</a> (AHS) offer proof. The AHS classifies new construction as homes no more than four years old.</p>
<p>For example, for routine maintenance expenses, 26% of all homeowners spent $100 or more a month on various upkeep costs. However, only 11%  of owners of newly constructed homes spent this amount. In fact, 73% of new homeowners spent less than $25 a month on routine maintenance costs.</p>

<p>Similar findings are available for energy expenses. On a median per square foot basis, homeowners spent 78 cents per square foot per year on electricity. Owners of new homes spent 65 cents per square foot per year.</p>
<p>For homes with piped gas, homeowners spent on average 53 cents per square foot per year. Owners of new homes spent 38 cents per square foot per year.</p>
<p>These data highlight that a new home offers savings over the life of ownership due to reduced operating costs. This is one of the many reasons that the current system of appraisals needs updating to reflect the flow of benefits that come from features in a new home.</p>
